We recently decided to sell our company property, which consisted of a large parcel of land with two buildings. Before making a decision, I interviewed around six commercial real estate agencies and carefully reviewed their appraisals, strategies, and methods of sale. After much consideration, we chose Cygnet West and they exceeded our expectations. From the beginning, Wayne and Ruby demonstrated professionalism, confidence, and a genuine commitment to achieving the best possible outcome for us. Not only did they secure an excellent result within a very short period of time, but their communication and responsiveness throughout the process were outstanding. One aspect I particularly appreciated was their openness to discussion and flexibility, even regarding commission structures linked to performance. That gave me great confidence in their abilities and showed they truly believed in the value they could deliver. Working with both Wayne and Ruby was seamless. If one was unavailable, the other responded promptly to calls and inquiries, ensuring we always felt supported and informed during the sale process. Based on my previous experiences, this is also the first time I have actually received a refund from the marketing budget, which speaks volumes about their transparency and integrity. Don’t even answer emails

Very disappointing experience with Cygnet West. Communication regularly takes weeks, responses often feel generic, scripted or AI-generated, and there seems to be very little genuine care when issues are raised. The whole experience just makes you feel like another number rather than someone actually being listened to. I’ve personally experienced common property issues taking months to even be properly addressed, despite ongoing follow-ups. You honestly end up doing more chasing than the strata company itself. The service feels reactive instead of proactive, and there seems to be very little urgency unless repeated pressure is applied. Simple updates and communication would go a long way, but even that seems difficult. What’s even more frustrating is the public review replies acting concerned and asking people to “reach out directly”, when the same issues have often already been raised privately multiple times with little outcome. There seems to be more effort put into managing reputation than actually improving the service itself. There also appears to be a culture of delay rather than resolution. At times it feels like thousands in strata fees are being paid just for a company logo to be attached to the building while issues sit unresolved for months. Looking through the other one-star reviews, the complaints about responsiveness, service and accountability are genuinely consistent with my own experience. For a company managing multi-million dollar properties, the operational standards feel surprisingly poor. It creates the impression that residential strata management is treated as an afterthought. I genuinely hope senior management takes the time to look not just at the public reviews, but also at the countless private emails and follow-ups being sent by frustrated owners, because there appears to be a major disconnect between the company’s public image and the level of service actually being delivered. A good strata company should reduce stress for owners, not add to it.

Daniel Taylor is the best commercial agent of all time. No BS straight to the point, very fair and honest. He negotiated a really good deal for us with early access and even furniture! When we scoping out places Daniel showed me various options, didn’t put any pressure and just said wait until you find the one that feels right. He also worked out a price that was well within our budget. The other agents in Perth were way too pushy, salesly and were showing us places well out of our budget - on the premise of “take the risk your business would grow” - made no sense. Not Daniel though, he understood and heard that we’re growing steadily and didn’t want to stretch ourselves - but needed somewhere we could grow into. He made it work, we have beautiful spot on SGT that is huge and was well within our budget. We’ve been in our office now that he found for us for the past 6 months and the service has been bloody good. The bloke has genuinely gone over and above to get us across all the hurdles. As a small and growing business I was anxious about signing my first commercial agreement. I’ll keep my business with him as the business continues to expand and we outgrow the space.
