A traditional real estate agent — the selling agent — is engaged by the vendor, and their duty is to achieve the highest possible price for the owner. A buyer's agent works exclusively for the purchaser: they source properties, assess local market value and negotiate on the buyer's behalf to secure the property at the lowest price and on the best terms. Relying on the vendor's agent to advise you as a buyer means taking advice from someone who is paid to achieve the opposite of what you want.

As a guide, commission typically falls between about 1.5% and 3% of the final sale price, varying by state, suburb and property value — metropolitan rates are generally lower than regional ones. Some agents charge a flat fee instead, and some use a tiered structure that pays a higher rate on any amount achieved above an agreed target. Rates are negotiable and change over time, so get written quotes from several local agents and compare marketing costs separately from the commission itself.

Going direct to your own bank limits you to that bank's products and its lending policy. A broker works across a panel of lenders — often between 20 and 60, including the major banks, second-tier lenders and credit unions — so they can compare a far wider range of rates, loan structures and approval policies against your circumstances. Brokers are generally paid a commission by the lender rather than a fee by you; ask any broker to confirm how they are paid and how many lenders they can access.
