How AgentFind lists real estate agents

Each suburb has just one Featured spot per category, clearly labelled. Featured and member listings are paid placements; other professionals are listed free and appear in their own section.

What selling agents charge

Commission is negotiable in every state; NSW Fair Trading, Consumer Affairs Victoria, SA’s Consumer and Business Services, WA Consumer Protection and Access Canberra all say so, and none sets a cap. Industry figures put most commissions between about 2% and 3%, but sources differ: a bRight Agent analysis published in February 2026 found a national median of 2.65% (2.35% in NSW and Victoria, 3.25% in Tasmania), while OpenAgent’s August 2026 averages are lower (1.94% in NSW, 2.57% in Queensland). Marketing is extra, often a few thousand dollars, and in Victoria and Western Australia you pay the agreed marketing even if the home does not sell.

Before you sign an agency agreement

  • The price estimate must be backed by evidence. In NSW the estimate goes in the agreement and any range can be no wider than 10%. In Victoria it is based on three comparable sales. In South Australia it must be a single figure. In Queensland an agent who suggests a price must use at least three similar sales within 5 km from the last six months.
  • Cooling-off is short or absent. NSW gives one business day to cancel a new agency agreement. Victoria and Western Australia give none.
  • Exclusive terms have limits. Queensland caps sole and exclusive appointments at 90 days. South Australian agreements run up to 90 days. Never sign a second exclusive agreement while the first is running, or you may owe two commissions.

New rules in 2026

  • NSW: since 29 June 2026, penalties for offences such as dummy bidding reach $110,000 for a company and $55,000 for an individual. A second stage, expected towards the end of 2026, will require a price or price range in residential sale ads.
  • Victoria: since 1 October 2026, a Property Price Statement replaces the Statement of Information. For auctions from 16 October 2026, the reserve must be published at least seven days before.
  • Queensland: since 1 August 2025, sellers must give buyers a disclosure statement (Form 2) before the contract is signed.

Questions people are asking

How do I choose a selling agent?

Interview at least three agents who have sold homes like yours recently. Ask each for the comparable sales behind their price estimate, an itemised marketing budget and their commission in writing. Western Australia’s Consumer Protection warns against choosing an agent just because they give the highest estimate.

Can I offer my agent a bonus for a higher price?

Yes. Commission is negotiable, so a tiered rate, such as a base percentage plus a higher rate above an agreed price, can be written into the agency agreement. Make sure the agreement states exactly when each rate applies.

Can I change agents before the exclusive period ends?

It depends on your agreement and your state. In Queensland, an appointment longer than 60 days can be ended with 30 days’ written notice once 60 days have passed. Elsewhere you may need a written release from the first agent, and a buyer they introduced can still lead to a claim for commission. Our guide explains how to switch without paying twice.

Do I pay for marketing if the home doesn’t sell?

In Victoria and Western Australia, yes: you pay the marketing agreed in the authority whether or not the property sells. Check the same point in your agreement in other states.

Is there a cooling-off period after I sign with an agent?

In NSW you have one business day. Victoria and Western Australia have none. Elsewhere, read the agreement before you sign.

Does AgentFind take a share of the commission?

No. AgentFind takes no commission on any sale, and your enquiry goes only to the agent you contact.
