MPI Group has been the worst property agent we have dealt with in many years of renting. They have been highly unprofessional—failing to attend scheduled property inspections, showing little to no care for the property or neighbouring residents, and providing misleading information. One of their agents, Lisa Zhang, responded to neighbours’ complaints about property management and tenant behaviour by suggesting they either sell their property or call the police, rather than addressing the concerns appropriately. They advertise properties but often fail to attend open homes, leaving prospective tenants confused and inconvenienced. Based on our experience, they are not trustworthy when it comes to managing investment properties, as they appear to place unsuitable tenants, resulting in damage to the property and harm to the neighbourhood’s reputation. We have lodged a formal complaint with Fair Trading and hope appropriate action will be taken, including potential penalties or licence review. We encourage others affected to consider doing the same.

MPI Burwood is the worst real estate business ive stayed with, this is coming from somone who's rented and moved a lot.. My experience with agents Perry Yang was full of frustration, marked by poor communication, lack of tenant consideration, and a strong focus on financial gain at the expense of ethical conduct. My rating is -5 stars, From the beginning, it was clear that tenants were not a priority. Responses were slow, unclear, and it was only prioritised when money was involved. Critical concerns about the property were dismissed unless money was involved, and attempts to seek clarity often led misleading information and lack of consideration. The lack of transparency is evident in multple instances: landlord details—something that became evident when I had to take the matter to court, garage fob replcements, cleaning issues, moving out/in processes, so many little things throughout our stay. I may have encountered deception in how this business operates. The landlord on record, Xinyue Guo, introduced herself as "Evelyn". And upon investigation, this is a name in the agency’s own website lists Evelyn Rong who looks exactly as in the picture as the real estate agent. This raises serious concerns about legitimacy and accountability of this company. It became evident that misleading tenants, withholding crucial information, and prioritizing financial gain over ethical obligations were standard practices at MPI Burwood. If you are a potential tenant, please avoid this agency!

Not renting a place with this agency ever. Their sales manager Evelyn Rong promised a showing for a property for lease in Epping at 8:30am on a Sunday, my partner and I showed up and she said she had already left early?! Upon calling her to find out where she was she said she left early and said try again in the afternoon and hung up. We wasted our time on a Sunday morning. Evelyn has showed no integrity no professionalism and an absolute disregard for potential tenants time. I wonder what attitude she would’ve showed if we were potential buyers…

My experience with Perry Yang from My Place Investment managing the rental property we lived in for 2 years was nothing short of a nightmare. From start to finish, their incompetence and lack of professionalism were glaringly evident. Firstly, communication was abysmal. He consistently ignored emails regarding necessary repairs until we were forced to threaten action. One example was when the shower screen in the ensuite fell in the middle of me using it. I sent multiple emails which got no response until my partner called up and demanded that someone come and fix it. It's appalling that it took such extreme measures to get a response. Managing multiple properties seemed beyond his capabilities. Our issues were frequently mishandled or forgotten, making us feel like insignificant clients. It's clear they were stretched too thin to provide adequate service. The landlord and Perry displayed a shocking disregard for health hazards on the property. Despite repeated complaints about mold issues particularly in the aircon which hadn’t been cleaned since it was first installed over 20 years ago, they brushed off our concerns without taking any meaningful action. We had to send multiple reminders to book someone to service the aircon and were not even notified on the day they had booked the service for. We had to call ourselves and re arrange the time so that someone would be home This negligence put our health at risk and damage our furniture as a result. Their attempt to hike up the rent was unjustifiable. They demanded an exorbitant increase, showing a complete disregard for market norms and the property's condition. Ironically, after we vacated, they ended up renting it out for less than what they had insisted we pay. Overall, our tenure under Perry Yang's management was a lesson in frustration and disappointment. Their incompetence, neglect, and lack of integrity make them wholly unfit to manage any property, let alone multiple ones. Avoid at all costs unless you enjoy dealing with unprofessionalism and stress.

I had a terrible experience with MPIProperty Agency. They rarely answered calls or emails, missed appointments, and showed me properties that were in poor condition and didn't match their listings. Additionally, they hit me with hidden fees and were evasive when questioned about it. I felt misled and wouldn't recommend their services to anyone.
