SVN | Strata

On behalf of the C.o.O I’m sharing our experience with SVN strata group who we decided to end our contract with. The level of incompetence from this business was appalling. SVN took over management of our Wembley Downs complex at the start of 2024, and in that short time we have had nothing but poor communication and disappointment with our management. SVN breached the strata titles act numerous times hence the decision we made to move on to a more established strata management. Some of the beaches included having a period of no designated strata manager assigned to us, high priority safety related work orders not being followed up despite dozens of calls and emails, an incident of a non-payment to a contractor which resulted in the contractor harassing me for payment, and timeframes exceeding 6+ months for basic work orders to be followed up on such as gardening and touch up painting. Our strata manager also changed four times over an 18 month period which caused even further communication breakdowns. We decided to not renew our contract with SVN back in January and despite being assured by our current manager they wouldn’t hold us to the 3 month notice period, they decided to enforced that clause. I strongly encourage anyone looking for strata managers to avoid this one and save yourself the headache.

Pras Pusparajah has been the best Strata manager we have had. I have been involved in the council of owners for our complex for 18 years and we have been with multiple companies and Strata managers. Pras is efficient, clear in his communication and a pleasure to work with. Thank you for being our strata manager and hope you are happy to work with us for many years to come!

On to our third agent in less than 12 months with SVN, and our scheme continues to treat the by-laws and the Act as optional. We have lost uniformity, as external alterations are never approved. They simply copy the last breach with Council members benefitting the most. Council members named in an Administrator filing remain on Council as motions are continously blocked from the Agenda. The Agenda and minutes are manipulated to suit the Councils narrative and the managers failings. A whole strata scheme has been turned against me because this 'manager' was placed to solve a dispute and is INCAPABLE of acting impartially. A motion to censure the former council and all conflicts kept secret. For over a year, owners have been lied to - hoodwinked and I have had to get a lawyer. This firm doesn't care about people. It cares about commissions and pushing issues under the rug to avoid accountability. Frequent use of gaslighting, manipulation and passing the buck back to owners and the CoO who rely on their advice. It is triangulation at its best. I have been treated like I am the problem instead of the only owner who cares about legislation and paying levies to a strata manager who abides by the Act. WHICH IS THERE, FOR A REASON. Not be be gaslit and asked if I was mentally ill - by this strata manager.
