a week agoFinances: My experience with Proactive Strata has been unsatisfactory, mainly due to what I felt were excessive and increasing administration fees. Our strata consist of six units, and the services required of Proactive Strata were limited to: • Managing insurance for the common driveway • Processing water usage bills • Coordinating annual backflow testing with the Water Corporation These tasks remained consistent throughout our contract. However, since engaging with Pro-Active Strata management fees jumped approximately 160% over three years. After reviewing the accounts once we moved to self-management, it appeared to me that many of the additional charges were administrative fees that did not reflect any increase in actual services provided. When we first engaged strata management, the fees were substantially lower. Based on the unchanged scope of work, I personally consider this increase disproportionate. Communication: Throughout the three years we were with Proactive Strata, communication was consistently difficult. I was unable to reach our assigned strata manager directly, calls often went unreturned for days, and emails frequently took weeks for a response. Toward the end of the contract, when I asked to speak with managers, I was often told they were unavailable, and my calls were not transferred. Despite my experience of limited communication, I later learned that we were charged a notable amount in “communication fees” during the final year. In my view, this did not reflect the level of service provided. Handover: In my experience, the handover to self management was not well supported. We were provided only with a USB of documents and no briefing on outstanding matters, the financial position, or any practical guidance. This made the transition far more challenging than expected. Although we provided three months’ notice and asked whether anything additional was required, we were only informed shortly before the contract ended that a trust account would be needed to transfer remaining funds. Setting up such an account can take time, and we were advised that management fees would continue until it was established. After reading the Strata Titles Act 1985 myself, my understanding was that a trust account was not necessary for our type of scheme. We did not receive clarification on this point afterward. When I eventually reached the strata manager by phone, she advised that she did not handle handovers. No one else was made available despite multiple attempts, and although I was told I would receive return calls on several occasions, none eventuated. Overall Across finances, communication, and the handover process, my experience with Proactive Strata did not meet what I would consider a reasonable standard. Fees increased significantly without any corresponding increase in service, communication was consistently slow, and the transition to self-management was more difficult than it needed to be. Based on my experience, I would not recommend Proactive Strata.
