    My opinion: unprincipled, unprofessional, immoral and unethical. No matter which employee is demonstrably remiss, Belle Property Central Coast/Point Clare (BP) Hierarchy Of Blame covers all contingencies: 1) ignore the complaint, 2) blame a nameless ex-employee, 3) blame the Tenant, 4) blame the Landlord and when all else fails, 5) blame "mental health". BP is arguably a disgrace to the entire Real Estate Industry which, by way of example: a) Its Senior Property Manager (SPM) disseminated false information in her property inspection reports which bore only part resemblance to the property's true condition which, when drawn to her attention, had her describe the major discrepancy as a "Safety Issue", qualified by Excuses 2 and 3 leaving me with a significant repair bill. No discrepancies were overnight incidents but degradation over time. Further, her written commitment to advise how such discrepancies occurred never eventuated which, when drawn to her attention, Excuse 1 was the result. b) Its SPM, Business Development Manager (BDM) and 2 Sales Agents apparently failed to act upon my instructions to communicate with the Tenant my ongoing property intentions resulting in Excuse 1. The SPM subsequently advised that its Senior Sales Agent (a contractor, not an employee) had communicated with the Tenant but, misrepresented my intentions (later denied) again resulting in Excuse 1. So, 5 senior BP personnel entrusted with a simple communications request were seemingly incapable of doing so and Excuse 1 was repeated. When I justifiably/legally contacted the Tenant to ensure my intentions were properly conveyed, BP's SPM accused me of improper communications leading to Excuse 4. c) Its SPM and BDM failed to act upon my instructions to negotiate the Tenant's Lease extension resulting in Excuse 1, and upon questioning the SPM's later advice of the Tenant's intent to vacate, Excuses 3 and 4 were the outcome. Upon the Tenant vacating, the SPM didn't enforce the Lease, specifically the Tenant's responsibility for water usage and although BP is likely blissfully unaware, no Excuse for this "oversight" has eventuated. I hold no hope of a refund despite its Principal (P) written commitment: (quote) "I will personally ensure that I get a copy of your final report and am kept updated on the final outcome" (unquote) - Incidentally, I have yet to receive a copy of that report some 10 weeks after vacant possession! d) Its SPM, when confronted with a summary of my extensive complaints, relied on Excuse 5 and, e) Its P, somehow distilled my myriad complaints into a single issue by offering Excuse 2 (as if a lone and highly likely junior ex-employee had oversight of and, responsibility for all activity undertaken by significantly more senior BP personnel across multiple business disciplines?) Except for the automatic deduction of its fees, my experience is that no responsibility/accountability is accepted by anyone at BP for anything. Any semblance of an apology is qualified by Excuse 2 in spite of documented evidence identifying who, what, where and when. I note other internet forums include some scathing reviews across the entire Belle Property Franchise contradicting the mainly glowing references on the BP website. I suggest that anyone considering BP for their Real Estate business research the market, because failure to do so, will result in frustration, disappointment and unnecessary expense concluding with a trite and cliched: (quote) "... issues you raised stemmed from a previous staff member who is no longer with us ... I can assure you this is not a common occurrence ..." (unquote) in other words: BP accepts no responsibility, the matter is closed and no further discussion will be entertained! Karma though is wonderful, for the property has since sold and the $30,000 sales commission that was BP's on a plate had they looked after my interests, went to their competition who incidentally were: principled and throughout our association conducted themselves (dare I say it?) professionally, morally and ethically.
